The time varies but usually it is 1-3 days depending on each individual owner. If the rental is in an HOA, then it may take 2+ weeks.
Requirements vary from each owner. A general guideline would be needing to make at least 2.5x the rent per month. Ex: If the unit is $1,000 per month, then $2,500 in monthly income is required. However, if income is less, you can still submit, and we will work to find a solution.

At the very soonest, 1.5-2 months in advance. Rentals usually go very fast, in about a week or so. Starting the search more than 2 months in advance might be a bit more difficult as landlords usually don’t accept a move-in more than 2 months out. The perfect time to start the search would be 1.5 months prior to move in.

No, they are not always set. Just because a rental has a certain price listed doesn’t mean it’s final. There is always room for negotiation. However, sometimes it may be just as listed. It all depends on the specific owner. We’ve established relationships with many landlords over the years so it gives us some lee way in terms of being able to reduce rent, lower pet fees or move in cost.
Rentals generally get rented within a week as they do move fast.
